Clear Signals From CRE

We recently spent time at the Best Ever Conference alongside operators, lenders, and investors from across the country. The conversations were thoughtful and practical. Less speculation about where the market might go, more discussion about what people are actually seeing and doing.


A few themes came up repeatedly.


AI Is Moving Fast

AI is not a future concept in CRE anymore. It is already showing up in underwriting, lease review, investor reporting and data analysis. The operators who are leaning into it are gaining efficiency and clarity.


It does not replace experience or judgment. But it does create leverage. And in a business where small advantages compound over time, that leverage matters.


Capital Is Selective

There is meaningful capital preparing to deploy, but it is measured. Investors are taking their time and looking closely at who they partner with. Track record, clarity of strategy, and communication matter more than ever.


They are also exploring opportunities outside of multifamily and paying closer attention to sponsors who know their niche and stay in it.


The easy capital environment is gone. Intentional capital is here.


Retail Is Holding Its Ground

Retail fundamentals continue to stand out. Vacancy remains near historic lows, new supply is limited and well-located centers with service-driven tenants are performing.


It is not the loudest asset class in the room, and that may be part of its strength. When retail is selected carefully and structured properly, it tends to do what it was designed to do: generate steady income and protect downside through thoughtful lease terms.



The broader tone throughout the conference was steady and pragmatic. There was less emphasis on chasing what is popular and more focus on operating well within a defined niche.
