Our proven approach involves implementing a method of forced appreciation that generates exceptional value in the buildings we acquire by increasing the net operating income (NOI). We achieve this strategically by leasing vacant spaces, optimizing expenses, implementing efficient management processes, and identifying opportunities previous owners may have missed.

 

We understand that every investment is unique, which is why we strive to provide personalized solutions tailored to meet the specific needs of our equity partners. We prioritize our clients’ needs and objectives, working closely with them to ensure that we are aligned with their investment goals. Our approach is designed to deliver results that exceed expectations and provide our investors with a consistent stream of income and cash-on-cash returns.

 

We take pride in creating a hassle-free investment experience for our partners. Once you make your initial investment, you will receive regular updates on your investment through our online investor portal and quarterly and annual distributions. Our investment strategy is focused on generating annual distributions between 6% and 10% of your investment, with an aim to realize annualized returns of 16% to 20% upon sale or refinancing of the property after three to five years. It is important to note that each property will present a unique investment opportunity with different return potentials.

Zach Alms, founder and managing partner

 

Zach is a seasoned real estate investor with over a decade of experience in the industry. His passion for real estate began at a young age, when he started handling property management and maintenance duties for his family’s small multi-family units. At just 20 years old, Zach embarked on his own investment journey with a single-family home, renting out spare rooms to help offset the mortgage payment. From there, he progressed to 4-unit, 8-unit and 12-unit apartment buildings before ultimately focusing on commercial real estate. He now specializes in retail strip centers and has a keen eye for identifying high-value investment opportunities.

 

As the founder and managing partner of 507 Capital, Zach is responsible for acquisitions and asset management. He takes great pride in his ability to create value for his investors by leveraging his deep understanding of the real estate market and his extensive network of industry contacts.

Despite his busy schedule, Zach always makes time for the people and pastimes he loves. When he’s not working on real estate deals, you can find him spending time with his wife and two children, hiking, camping or enjoying a day on the lake. He’s also an avid sports fan and loves traveling to new places.
